Lawn Care August 16, 2026•

Fall is the single most important season for lawn care in Northern Virginia. What you do in September, October, and November determines whether your lawn looks thick and green next spring or thin and weedy. The cool temperatures, warm soil, and fall rains create perfect growing conditions — but only if you take advantage of them at the right time.
🍂
Fall Lawn Care at a Glance
🎯This is overseeding season. The window for planting grass seed in Northern Virginia is September 1 through October 15. Miss it, and you wait an entire year for the next opportunity.
🕳️Core aeration before seeding is essential — especially in our clay-heavy soil. Without it, seed sits on top of compacted ground and never takes root.
🧪Fall fertilization is the most important feeding of the year. It fuels the root growth that carries your lawn through winter and into a strong spring.
🍁Leaf management is not optional. A thick layer of leaves will smother healthy grass and undo all the work you put in this season.
📅
September — The Golden Window
September is when your lawn either improves or stays stuck where it is. The combination of warm soil, cooling air temperatures, and fall moisture creates ideal conditions for grass seed germination — conditions that do not exist at any other time of year in Northern Virginia.
This is the month for core aeration and overseeding. Aeration relieves the soil compaction that plagues nearly every lawn in our area (thanks to our heavy clay), and overseeding fills in thin spots and thickens the turf. The timing of these two services is critical — too early and summer heat damages new seedlings, too late and the grass does not establish roots before winter.
The type of seed, the seeding rate, and what goes down with it (starter fertilizer vs. regular fertilizer) all affect the outcome. A professional seeding job looks dramatically different from a bag of seed tossed by hand — not just in the first month, but in how the lawn holds up through the following summer.
📅
October — Growth and Feeding
October is when your fall seeding takes root and your established lawn enters its most aggressive growth phase. Cool-season grasses like tall fescue are growing faster now than at any other point in the year, and they are hungry.
This is the month for the most important fertilizer application of the year. A properly timed fall feeding fuels root development that stores energy for winter and produces thick, early growth in spring. Your lawn absorbs more nutrients in October than in any other month — but the type of fertilizer, the application rate, and the timing relative to your seeding all matter.
Leaf removal also becomes a weekly task. Light leaf coverage can be mulched with a mower, but heavy accumulation needs to be removed. Leaves left on the lawn block sunlight, trap moisture, and create conditions for fungal diseases like snow mold that will not show up until spring — by which time the damage is done.
📅
November — Putting the Lawn to Bed
November is the wind-down. The last mow of the season is important — the height you cut at affects how the lawn handles winter. Too tall and it mats down under snow and moisture, inviting disease. Too short and the root system is exposed to cold stress.
A winterizer fertilizer application in late November provides the final feeding before dormancy. This is a different product than your October fertilizer — it is designed to push energy into the root system for storage rather than promote top growth. Lawns that receive a proper winterizer green up earlier in spring and recover faster from winter stress.
This is also your last chance to address broadleaf weeds. Weeds like chickweed and henbit that are actively growing in cool weather are actually more vulnerable to treatment in November than at any other time — they absorb products aggressively while other plants are shutting down.
⚠️
Common Fall Mistakes
❌Seeding too late. Seed planted after mid-October in Northern Virginia often does not establish enough roots to survive winter. Timing is everything.
❌Applying weed control and new seed at the same time. Most herbicides kill young grass seedlings. These applications need to be carefully timed and spaced apart.
❌Ignoring leaves. A few are fine, but a thick blanket will suffocate your lawn and create disease problems that show up months later.
❌Skipping aeration. Overseeding without aerating on compacted soil wastes seed and money. Seed needs soil contact to germinate, and our clay soil does not provide that without mechanical help.
🌿Fall Makes or Breaks Your Lawn
Everything you do in fall compounds through winter and into spring. A properly aerated, seeded, and fertilized lawn in September will be noticeably thicker and healthier by the following April. Skip fall work, and you spend the rest of the year playing catch-up. This is the one season where professional lawn care pays for itself many times over.
